     Bay Area Houston Realty Associates marketing plans put you in control when selling your home by giving you the options to choose from that will best fit your needs and your budget. 

     We offer our 3 Plus Plan, our 3 Plus 1½ Plan, and our 3 Plus 2 Plan, that utilize some of the most effective marketing and communication services available - guaranteed in writing.

WHY A NEW CONCEPT?

     We developed our marketing plans by using over 12 years of experience in the Real Estate business to address concerns from Home Sellers that traditional franchise Real Estate Companies were either unable or unwilling to address. While working for two of the top Real Estate Companies in the Clear Lake area, we watched the market evolve from a "Buyers Market" to a "Sellers Market" as interest rates, the economy, and local housing demands changed. New technologies, lower inventories, and shorter average market times for most homes have allowed these companies to enjoy record breaking sales and profits during this market change.

     The three Bay Area Houston Realty Associates marketing plans allow the Home Seller to also benefit from this current market, as well as have more control during the process by offering choices that may better fit your goals and budgets.

THE TRADITIONAL PROCESS

      For years, Home Sellers have had few, if any, options when choosing a Realtor from the many that offer very similar services. Simply stated, after entering into a lengthy listing agreement, the Realtor would place a sign, print flyers, mail "Just Listed" post cards, and schedule an open house. Then the Seller would wait for an offer, and wonder what progress was being made.

     Locally, 6% of the sales price of the home is typically charged to the Home Seller for these services. This fee compensates the Realtors for assuming the liability of, and for performing the separate duties necessary to assist the Home Seller, and the Home Buyer, throughout the transaction. Upon the successful completion of the sale, the 6% fee is usually divided as follows:

  • 3% of the sales price is retained as compensation by the Listing Real Estate Company, for performing the duties required in assisting the Home Seller. Their duties include correctly pricing and marketing the property, assisting in negotiating all offers to purchase, and insuring the details of the contract are properly executed through closing.

  • 3% of the sales price is offered as compensation, by the listing Real Estate Company, to all Realtors, for performing the duties required in assisting the Home Buyer. This Realtor’s duties, while insuring the details of the contract are properly executed through closing, would include assistance in securing financing, as well as, in negotiations, and relevant inspections.

     Common complaints regarding this traditional selling process include ineffective promotions, the 6% fee, the inconsistency in service, and the infrequent progress updates throughout the process.

THE PROBLEMS

  • Home Sellers are not offered choices in marketing plans, or the costs of these services.

  • The specific services offered are not defined, consistent or guaranteed.

  • Too much of the marketing promotes the Realtor, rather than the home offered for sale.

  • Infrequent status communication.

THE IMPROVEMENT PROCESS

  • We carefully analyzed successfully closed transactions, as well as interviewed other Realtors in the area, to determine the most effective marketing strategies.

  • We solicited input from current and past clients to determine exactly what services they needed, and expected, during the entire selling process.

  • We recognized the need for a choice in marketing plans to accommodate differing goals and budgets from client to client.

THE SOLUTIONS

  1. Clearly define, implement, and guarantee in writing, the most effective marketing strategies and communication services available.

  2. Eliminate the ineffective, and costly marketing strategies, which promote the Realtor more than the property for sale.

  3. To remain competitive with competing homes, continue to offer 3% of the sales price, to attract and compensate, all Realtors for assuming the liability of, and performance of, the buyer associated duties.

  4. Implement systems that communicate to the Seller current advertising, home showing feedback, and comparable market activity on a weekly basis.

  5. Offer Home Sellers three affordable marketing plans to choose from:

  3 Plus Plan - Limited Guaranteed Marketing Services. (Exclusive Agency Listing) Cost of plan is 3% of final sales price.

  3 Plus 1½ Plan - Full Guaranteed Marketing Services, coupled with Exclusive Buyers Agency Representation for next home purchase. Cost of plan is 4½% of final sales price.

  3 Plus 2 Plan - Full Guaranteed Marketing Services. Cost of plan is 5% of final sales price.

The 3 Plus Plan

     The Bay Area Houston Realty Associates 3 Plus Plan is designed to satisfy the Home Seller who is not under any time constraints, and feels the marketability of their home is such that the participation of other Realtors is not necessary. The fee for this plan pays for marketing the home, and compensates for performing the duties required assisting the Home Seller and the Home Buyer. The Home Seller saves the portion of the Realtor’s fee normally offered to another Realtor.

     Because this option does not offer compensation to other Realtors, the 3 Plus Plan includes all of the Bay Area Houston Realty Associates guaranteed marketing services except promotion on the Houston Multiple Listing Service, and the Flyer delivery to local Realtor’s.

    The 3 Plus Plan requires the Home Seller and the Home Buyer to agree to allow the listing broker to act as an "Intermediary" between them. The broker is required to obtain written consent from both parties and treat each honestly and fairly. Detailed information on "Intermediary," as well as "Buyer Representation," will be discussed with you should you choose this option.

     The exclusion of potential Home Buyers represented by other Realtors usually results in a longer marketing time. For this reason I only recommend this option to Home Sellers who are not constrained by time, who’s home has high marketability, and who price their home aggressively. The total cost of the 3 Plus Plan is 3% of the final sales price of the home, payable at closing. This plan can be upgraded to The 3 Plus 1½ Plan, or The 3 Plus 2 Plan, at any time.

COMPARABLE MARKET ANALYSIS

We will prepare, and review with you, a

Comparable Market Analysis to determine

 your suggested initial listing price range.

 

ESTIMATED PROCEEDS ANALYSIS

We will furnish you with an Estimated Proceeds 

Analysis,  which uses average closing costs, to

determine an estimate of the proceeds you

could expect upon the sale of your property.

 

PROPERTY ENHANCEMENT

We will provide suggestions on how to enhance

 your  home to obtain the best possible price.

 

PROCESS & CONTRACT EXPLANATION

We will review with you the sales process, and the

 contracts used, prior to receiving purchase offers.

 

YARD SIGN AND PROFILE SHEETS

We will prominently place an attractive yard sign 

with  a profile sheet container, and will supply

 copies of profile sheets as needed.

 

IMMEDIATE TITLE RESEARCH

We will arrange for the title of your home to be

 researched by Chicago Title Company to alert us 

immediately of any potential title concerns.

 

DEDICATED WEB PAGE

We will provide a detailed web page for your property

including links to school, neighborhood, and

property tax information.

 

WEEKLY PROGRESS REPORT

We will provide you with a written progress report each

 week conveying current promotional advertisements,

 home showing feedback, and market activity.

3 Plus 1½ Plan

     The Bay Area Houston Realty Associates 3 Plus 1½ Plan is designed to allow Home Sellers who will be purchasing another home and who are under time constraints, a reduction in the cost of selling their current home. They, for example, may need the proceeds of their current home to purchase the next one. Obviously, exposing their home to the greatest number of potential buyers could reduce the market time, as well as obtain more favorable terms. This option includes all of the guaranteed marketing services offered in our 3 Plus Plan plus adds three additional guaranteed services that provide your home with market exposure to the entire Real Estate Community.

     The 3 Plus 1½ Plan offers 3% of the final sales price to attract all licensed Realtors to show their qualified Home Buyers the property and to compensate them for performing the duties necessary to assist the Home Buyer throughout the sales process. An additional 1½% of the final sales price is retained to compensate for our marketing services and for performing the duties required to assist the Home Seller throughout the transaction. Also included, and required, with the 3 Plus 1½ Plan, is Exclusive Buyer Agency Representation for a local purchase of the Home Sellers next home, or relocation assistance for a national move. The total cost of the 3 Plus 1½ Plan is 4½% of the final sales price of the home, payable at closing.

3 Plus 2 Plan

     The Bay Area Houston Realty Associates 3 Plus 2 Plan is designed to allow Home Sellers a reduction in the cost of selling their current home versus the fees charged by traditional real estate companies. They still wish to expose their home to the greatest number of potential buyers in an effort to reduce market time, as well as obtain more favorable terms. This option includes all of the guaranteed marketing services offered in the 3 Plus 1 ½ Plan, with the exception of the Exclusive Buyer Agency requirement during a local purchase of their next home. National relocation assistance is still included if necessary.

     The 3 Plus 2 Plan offers 3% of the final sales price to attract all licensed Realtors to show their qualified Home Buyers the home offered for sale and to compensate them for performing the duties necessary to assist the Home Buyer throughout the sales process. An additional 2% of the final sales price is retained to compensate for our marketing services and for performing the duties required to assist the Home Seller throughout the transaction. The total cost of the 3 Plus 2 Plan is 5% of the final sales price of the home, payable at closing.
