Why a FSBO Plan?

     The Bay Area Houston Realty Associates For Sale By Owner (FSBO) Plan,  is for those of you are comfortable with showing your home to prospective buyers and negotiating the terms of a sales contract yourself. You understand and accept the responsibility of tending to the details of inspections, repairs, appraisals, and closing.

     Not everyone has the time, experience, resources, or desire to perform the duties described above to save money when selling their home. For those people, Bay Area Houston Realty Associates have 3 other Marketing Plans to choose from. 

     The FSBO Plan is for those who accept the responsibility of selling their home themselves, but need some assistance marketing the home. The services provided by the Bay Area Houston Realty Associates FSBO Plan are services that may be too time intensive and cost prohibitive for selling one home.

 Consider the following questions:

  1. Do you have access to the information from a Comparative Market Analysis to insure you price you home correctly?

  2. Do you know what the estimated expenses are to sell your home independent of the customary Realtor Fees?

  3. Do you have a comprehensive check list to look at your home through a "Home Buyers" eyes?

  4. Do you want to purchase a yard sign & flyer box for a one time use?

  5. Do you have the ability, digital camera, and the software required to make flyers?

  6. Do you have the ability to reproduce 600 flyers at a reasonable cost?

  7. Do you have a web site available to market your home? 

  8. Do you want to take the time, and incur the expense of developing and maintaining a web site to sell one home?

  9. Do you want to take the time, and incur the expense, to provide a phone system for buyers to have access to recorded information about your home 24 Hours a day?

     Purchasing the FSBO Plan does not create any agency, or other relationship, between you and Jeffrey R. Lloyd-Bay Area Houston Realty Associates or Bridgecrest Properties Inc. Jeffrey R. Lloyd-Bay Area Houston Realty Associates or Bridgecrest Properties Inc., do not owe you any fiduciary or other duty, and does not actually represent you. If you choose to upgrade to one of the full service Marketing Plans, you will sign a listing agreement detailing that relationship.

      Jeffrey R. Lloyd-Bay Area Houston Realty Associates will provide such Marketing Services as stated in the service list above. None of the Marketing Services performed by Jeffrey R. Lloyd-Bay Area Houston Realty Associates  shall be constructed in such a manner as to form a brokerage agreement with you.

     Under the FSBO Plan, Jeffrey R. Lloyd-Bay Area Houston Realty Associates does not provide assistance in any manner that would require it, or it’s principles, to exercise discretion or judgment. Examples of services that are not provided include suggesting a sales price, or negotiating a contract.

     Jeffrey R. Lloyd-Bay Area Houston Realty Associates will work diligently to maintain its web site and 24 Hour Hot-Line, but is not responsible for technical disruptions beyond their control. Jeffrey R. Lloyd-Bay Area Houston Realty Associates will attempt to accurately market the information you provide. However, Jeffrey R. Lloyd-Bay Area Houston Realty Associates does not guarantee error-free service. If you discover any error, you must promptly notify us so the error can be remedied. Jeffrey R. Lloyd-Bay Area Houston Realty Associates is not responsible for any loss or damage suffered by any technical disruptions or errors.

     Jeffrey R. Lloyd-Bay Area Houston Realty Associates shall under no circumstances have any liability greater than the amount it received from you for its services. You agree to hold Jeffrey R. Lloyd-Bay Area Houston Realty Associates harmless from any and all claims, causes of action, or damages arising out of, or relating to, your providing incomplete and/or inaccurate information to Jeffrey R. Lloyd-Bay Area Houston Realty Associates.

Services are provided for 90 calendar days from signature date.
30 day extensions with 100 B/W flyers are available for $100.00
 Services are delivered within 3 business days from receipt of
payment and complete property information from home owner.
